Suspected Microbial
Growth? Get a Clear
Path Forward.

Found something in an attic, basement, crawl space or knee wall? GOAT Service explains what you're looking at in plain language and recommends a focused scope — without turning a small problem into a large project when site conditions don't call for it.

Clear guidance  ·  Focused treatment  ·  Less unnecessary disruption

Most people find it
when they weren't looking.

Discoveries rarely happen on a convenient schedule. They surface in the middle of something else — and suddenly a project stops while everyone decides what it means.

A home inspection

Something turns up in the report days before a closing, and nobody is sure how serious it is.

An insulation estimate

A crew opens an attic to quote the work and finds staining on the sheathing.

An energy audit

An auditor flags a moisture or air-quality concern that has to be addressed before work proceeds.

A renovation

Removing a wall or floor reveals a condition nobody knew was there.

A roof or ventilation review

A contractor notices discolouration and recommends someone take a closer look.

Ordinary maintenance

You go up for the holiday boxes and notice the plywood doesn't look right.

How we work

Four steps, in order. No pressure, and no diagnosis before someone has actually looked at the space.

1

Understand it

We review the concern, any photos or inspection notes you have, and the conditions at the property itself.

2

Explain the options

You get a plain-language description of what was found and what can reasonably be done about it.

3

Treat with focus

We recommend a scope suited to the conditions. Not every project needs extensive tear-out.

4

Address the cause

Treatment alone doesn't fix a leak. We point to the moisture, ventilation, drainage or envelope issue behind it.

Photographs and a contractor's observation are useful for getting started, but they don't establish a diagnosis or a final scope. That comes from looking at the actual space.

Why homeowners
call GOAT Service

  • You get a straight answer about what was found, not a sales pitch built on worry.
  • Scope is matched to the conditions rather than expanded to fill an estimate.
  • Green, enzyme-based treatment options where site conditions suit them.
  • We work around the larger project instead of taking it over.
  • We tell you what needs correcting even when it isn't work we perform.
  • Long-standing experience working alongside inspectors, agents and contractors.

Free inspection.
No obligation.

We'll look at the space, explain what we see and put the options in writing.

GOAT Service does not represent that every visible condition is mold, or that every project can be completed without material removal. Removal, containment, third-party testing or other work may be necessary depending on what the inspection finds.

Common questions

Is everything that looks like mold actually mold?

No. Staining, water marks, soot, efflorescence and ordinary wood discolouration are regularly mistaken for microbial growth. We won't tell you it's mold to sell you a treatment, and we won't dismiss a real concern to close faster.

Can you tell from photos?

Photos help us understand the situation and prepare, and they're genuinely useful at the intake stage. They don't establish a diagnosis or a final scope — that requires seeing the space.

Will you have to tear everything out?

Not always. Where conditions allow, a focused treatment can address the condition with limited disruption. Where they don't, removal or containment may be necessary and we'll say so plainly.

Is the inspection really free?

Yes. We inspect the area of concern and provide a written scope and price at no charge.

What areas do you cover?

Massachusetts, southern New Hampshire and northern Rhode Island. If you're near the edge of that range, call and we'll tell you honestly whether we can help.

Do I have to fix the underlying problem too?

Treating growth without correcting the moisture, ventilation, drainage or envelope condition that caused it invites it back. We'll identify what needs attention even when it's work we don't perform.

Not sure what
you're looking at?

That's the normal place to start. Send us what you have and we'll tell you what the sensible next step is — even if that turns out to be no treatment at all.
